Austin was selected the top Best Big City in "Best Places to Live" by Money magazine in 2006, and the "Greenest City in America" by MSN. In addition to being just plain weird and awesome, here are 10 reasons why people love Austin. 1) There are 220 public parks in Austin, the largest being Zilker Park at 360 acres. 2. Austin was ranked the 5th safest city with fewer than 3 people per 100,000 murdered annually. 3. The median family annual income in Austin is $63,000; the average price of a family house is a very affordable $203,000. 4. Austin enjoys some of the most generous homestead exemption protections in the USA. 5. The city is home to enough large sites of major technology corporations to have earned it the nickname "Silicon Hills" and provides many top jobs in the area. Dell is located in Round Rock. 6. Austin was voted America's #1 College Town by the Travel Channel. The University of Texas is is one of the largest public universities in the country with nearly 50,000 students living on West Campus. 7. Public schools are good, and a host of private schools are available, as well. Some of the best school districts in Austin are in Roundrock and Leander. Roundrock has 12 schools which received an exemplary rating. 8. Austin's official slogan promotes the city as "The Live Music Capital of the World", a reference to its status as home to many musicians and over 200 live music venues. 9. Austin’s Green Belt is a system of connected parks (totaling 809 acres) that winds and weaves its way throughout South/Central Austin, providing 8 miles of mountain biking and hiking trails and numerous swimming holes. 10. One of the best neighborhoods for families is Rosedale. It has an excellent network of medical and leisure facilities and is very popular with families. The Department of Veterans Affairs estimates that 131,000 veterans are homeless on any given night, yet these are the men and women who have put on a uniform and served their country. The Housing Authority of the City of Austin has now received grants totaling well over $500,000, funded under the HUD-VASH program. Combining HUD Housing Choice Vouchers with management and clinical services provided by the Department of Veterans Affairs, this scheme will provide homes that Veterans can afford. A positive move in addressing an ongoing concern. Austin and its suburbs are projected to be the 5th fastest growing area out of 250 US metropolitan areas studied in recent government data. This would be an 87% increase on the 2005 population of just under 1.5 million. Projections expect 2.7 million residents in Austin-Round Rock area by 2025. Other major Texas cities in the study were Dallas/Fort Worth with an expected 50% population increase; Houston with 48% and San Antonio with a projected 41% increase. This year, due to the escalation of drug-related violence on or near the border, numbers are down by more than half. Reports of swine flu are also deterring volunteers from traveling, but there is a silver lining to this bad news. Volunteers are now looking for projects closer to home including helping rebuild Houston and Galveston after Hurricane Ike. Everyone's name is on the deed, and the various parties can decide who gets the house when. Similiar to a vacation timeshare, this allows people to gain access to a property that they normally couldn't afford. There are now numerous websites specializing in fractional real estate that will help with all the paperwork and logistics. In fact, grandshare.com is offering ownership of the multi- million dollar mansion in Dallas showcased on HGTV for only $600,000. Each partial owner will get access to the fully furnished home every fourth week. While you would certainly need another home, this allows consumers to invest in a property that would otherwise be well beyond their means. They conducted an in-depth study of more than 100 markets across the nation and Austin (along with Houston and Dallas) made the short list of the 10 best places to buy real estate right now. While other areas of the country are seeing the bottom literally falling out of their real estate market, Texas (and Austin particular) seems to be trudging along just fine. Here are the study's predictions for 2008 and 2009. Projected median sales prices for Austin Homes: - Q1 2008: $186,350 - Q4 2009: $195,060 - Growth rate: 4.7 percent While these gains might seem modest to those of us who remember the good old days (or to those who live in Westlake), it should be noted than any gain during this real estate slump (due in part to the sub-prime mortgage fallout) is something to be proud of.
